Property & Facilities Management Services call upon proven experience in all aspects of residential, commercial and industrial property management. It is therefore of utmost importance that our team possess extensive experience and knowledge in the various legislations governing the management of buildings, especially the Building Maintenance and Strata Management Act, Land Titles (Strata) Act, Building Control Act, Fire Safety Regulations, and Environmental Public Health (Swimming Pool & Public Cleansing) Regulations. 


Mr Andy Lim (Managing Director)

Andy Lim has extensive experience of over a decade within the industry, including the managing of vast portfolio of properties covering commercial, industrial and residential developments while for renowed property developers, management corporation clients and consultancy firms.

With this expertise as well as the passion and drive that he brings along, Andy Lim founded Ocean IFM in 2009, drawing a parallel with the Ocean’s symbolism in connecting the world in naming the company.


Andy Lim is a holder of a Diploma in Building & Real Estate Management and a Bachelor Degree in Business (Property). Andy Lim is also a Certified Property and Facility Manager (Category 1) and member of the Association of Property and Facility Managers. Andy Lim is also admitted to the Panel of Mediators under Singapore Institute of Surveyors and Valuers - Dispute Resolution Centre.


Mr Moh Kok Leong (Consultant)

Moh Kok Leong, being an industry veteran with close to 30 years experience in property and project management brings with him in-depth knowledge in operational work as well as the LTSA and BMSMA coupled with his excellent soft skills from working with developers and management corporation clients throughout his esteemed career.

As a consultant, Kok Leong shall advise on business development and policies affecting our clients and the company. With his wealth of knowledge, he goes on to share and guide our staff on operational needs and inculcate in them the professionalism and attitude required in the discharge of the company’s obligations to our clients.  


Mr William Tay (Associate Director)

William Tay, with more than 20 years of experience in property and facilities management, is highly involved in industrial and commercial developments. With his knowledge base, William is entrusted to oversee the company’s industrial and commercial portfolio.


William Tay’s level-headedness has stood him in good stead throughout his career and clients are keen to seek his advice and opinions.


Mr Derek Lim (Associate Director)

Derek Lim brings along with him more than 10 years of experience in property management. Within a short span of 4 years during the initial stage of his property management career, Derek had risen through the ranks from Property Officer to Assistant Property Manager managing a portfolio that includes management corporation clients as well as esteemed developers on their TOP developments that included Sim Lian Group Limited, CapitaLand, MCL Land.

Derek furthered his career in real estate agency work and GuocoLand Singapore which allowed him valuable insights into the workings of a construction project and the whole process of delivering a quality homes to purchasers. With the additional exposure in real estate agency and property developer, Derek is able to understand owners better from various different perspectives.


Mr Gary Tan (Senior Manager - Start-Up Team)

Gary Tan graduated from the RMIT University with a Bachelor Degree in Economic & Finance and has more than 5 years of experience inthe property & facility management and real estate agency work.

Gary Tan is entrusted to oversee the Start-Up Team. The team have handed over numerous developments with high level of service delivery to ensure that all purchasers have pleasant experience on taking over their new property.

Apart from providing a personalised handover experience to purchasers, Gary Tan and his team also puts in place the numerous operating needs of a new estate to allow a seamless transition for the respective site team.
